Sr Maintenance Technician - Fac Mgt RAF South Campus
The primary purpose of the Senior Maintenance Technician position is to provide demonstrated sub journeyman-level work in a designated craft. Performs routine maintenance and repairs of all mechanical equipment, systems, buildings and grounds, and their associated responsibilities with minimum technical supervision.
ESSENTIAL JOB FUNCTIONS
Under limited supervision performs inspections, troubleshooting, and routine and preventative maintenance on various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information. May investigate outages. Coordinates and prioritizes the workflow of other technicians. Functions as a point of contact for vendors. Prepares and submits reports. Participates in process improvement initiatives. May precept staff.
Maintain Facility Appearance, Functionality and Safety through following functions:
•Take lead on installations, repairs and maintenance of equipment such as pumps, conveyors, fans, compressors, cooling towers and other special equipment.
•Assist with installations, repairs, maintenance and service of HVAC/R and related equipment including compressors/condensers, evaporators, air handling units, controls, refrigerators/freezers, ice makers, water coolers, and related equipment.
•Assist with the installation, repair and maintenance of mechanical, electro-mechanical, and pneumatic systems.
•Respond to power outages, client critical and facility equipment alarms, code reds, leaks, floods, etc.
•Skills in the practices, methods, materials, tools, and equipment of the mechanical trade.
•General cleaning and painting.
•Knowledge of the occupational hazards and safety precautions of the job.
Maintain an Efficient Response to Work Orders and Provide Support to Other Crafts
•Utilize the CMMS System (Mainsaver) to appropriately document all work order activities.
•Respond to customer service requests.
•Provide back-up support for the other crafts as needed or required.
Maintain an Efficient Response to Work Orders and Reduce/Balance Workload for Other Shops
•Provides back-up support for the other crafts. Perform specific tasks to assist other Shops such as running Electrical wiring, switches, light fixtures, HVAC Filter and belt changes, utility pump replacement, etc.
Increase Customer Focus and Satisfaction
•Quickly respond to Client “Dispatch” work order requests for a variety of tasks.
•Respond to customer service requests. Talk to Customers and keep them informed on job status.
•Requisition parts and materials needed to conduct the daily activities.
•Completes all required paperwork – timesheets, activity logs, etc.
Other duties as assigned
Required: High school diploma or equivalent. Five years experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation).
